Yanchep is an outer coastal suburb approximately 56 kilometres north of the Perth CBD. It is part of the City of Wanneroo local government area. It was originally a small crayfishing settlement, developed by entrepreneur Alan Bond in the 1970s for the 1977 America’s Cup.
The suburb covers over 220 square kilometres and takes up almost the entire northern and north-eastern portion of the City of Wanneroo. Despite this, Yanchep’s urban concentration is almost entirely located in a small enclave around Yanchep Beach Road, near the coast.
Yanchep is quickly becoming a thriving coastal suburb with the benefits of coastal living at a fraction of the cost of other popular coastal suburbs. A new development helping to boost its profile is the new Yanchep railway extension, which is expected to make the commute to the city more accessible, taking just 49 minutes. As the northern corridor in Perth continues to grow in residential numbers so too will infrastructure and property prices. The new railway extension is only the start of many more exciting things to come.
Yanchep is a popular tourist destination, thanks to the Yanchep Lagoon and Yanchep Inn in the National Park. Yanchep Lagoon is great for all ages as it is sheltered from large waves by the rocky outcrop that spans the whole beach. It is perfect for snorkelling and a great place to take the family, with easy parking, a wonderful café and park area for the kids. Yanchep National Park includes guided tours of Crystal Cave, bush walks, koala displays, and the Loch McNess lake. With most homes just minutes from the ocean, you can always fit in a quick morning swim or surf before you head to work, drop the kids at school, or head to your studies.
For your shopping needs, Yanchep Central Shopping Centre has a Woolworths, plus various specialty shops such as a newsagency, butcher, bakery, hair salon, travel agency, cafe, massage and nail salons, and fast-food outlets. A garden centre, vet and various other businesses are also located in the industrial area a few hundred metres from the shopping centre. For more shops and public services, residents can also rely on Butler, Clarkson and Joondalup, which are between a 15-to-30-minute drive south.
While there is no hospital at Yanchep, the area has a medical facility and large dedicated aged care facility, reducing the need for travel for local families.
There are currently four schools in Yanchep: Yanchep Rise Primary School, Yanchep Beach Primary School, Yanchep Lagoon Primary School and Yanchep Secondary College. There are two childcare centres Atlantis Early Learning – Preschool and Busy Bees at Yanchep.
The population of Yanchep is 11,830 with a density of 54 persons per square km. The suburb demographics is mainly couples and families – established, older and maturing, who make up 53.5% of the total residents.
Annual growth of the suburb is sitting at 14.1%. Based on settled sales as of 2 May 2022, the median land price in the suburb is $185,000 (reiwa.com.au).
